Job Summary
Manages the General Maintenance Unit for MMC and the Engineering Campus. Manages the Building Envelope Maintenance Program for the University.
Manages, directs, evaluates and supports the General Maintenance and Building Envelope Departments. To include the roofing program, general maintenance repairs, and painting.
Manages the financial accounts assigned to the Units budget. Works with vendors on preparing proposals for required work. Tracks the progress of the contracted work. Inspects work and recommends payments to outside vendors. Uses the Maximo system to track all contracted work.
Conducts and overseas orientation of new employees, the units safety program, University’s award program, in service training, performance appraisals, disciplinary matters and leave requests. Monitors the personnel attendance records and time attendance reports. Guides, trains and gives technical assistance to employees engaged in daily general maintenance tasks and special building envelope projects. Uses Maximo system to track and inspect completed assignments to ensure that satisfactory quality of operating work level procedures and other established standards requirements are met and consistently maintained.
Conducts frequently facility and property inspections and evaluations. Responds promptly to suggestions complaints and compliments from all who receive services and ensures that all general maintenance staff do the same. Develops and maintains effective working relationships with the University community and the general public.
Works closely with project managers to make recommendations for new construction as it relates to roofing and general building elements. Monitors the maintenance, repair and alteration work by commercial contract personnel. Directs the scope of service, work to be performed and ensures contract compliance.
Performs and directs subordinates with University emergency closing procedures for hurricanes, storms and/ or any other natural disaster.
Ensures employees are equipped with proper tools, safety equipment, and assists in establishing standards of workmanship, performance and materials.
Works with the Facilities Management Warehouse unit to maintain reasonable parts and supplies. Recommends new technology and techniques to the department.
Performs other related duties as assigned or as directed. The omission of specific duties does not preclude the supervisor from assigning duties that are logically related to the position.
Minimum Qualifications
Bachelor’s degree and five (5) years of maintenance experience including two (2) years of supervisory experience. Completion of a vocational/technical training may substitute at an equivalent rate for the required experience and/or education.
